From 1 August 2025, under the Queensland Property Law Act 2023, all residential property sellers are legally required to provide buyers with a Seller Disclosure Statement—before the contract is signed. This change brings Queensland in line with other states and is designed to create greater transparency and reduce post-contract disputes.

The Seller Disclosure Statement (Form 2) is a government-issued form that includes key information about your property, such as:
